Abbot House Trading Ltd. is inviting tender applications to operate their highly anticipated Coffee Shop. This is a unique opportunity to lease a high profile hospitality space within a cherished heritage building.
Abbot House is a beautiful Grade A listed house, dating back over 500 years. It is situated on The Maygate within Dunfermline’s Heritage Quarter and is steeped in the rich history of Scotland’s ancient capital. The house is instantly recognisable by its colour and is known fondly as the ‘pink house’ by locals.
Following a period of closure, Abbot House is now owned by Abbot House SCIO (Scottish Charitable Incorporated Organisation) and is undergoing a programme of renovation, reopening in a phased approach. The external upgrade, Gift Shop, Workshop, toilet block and artist studio space are already complete and is now being followed by the renovation of the Coffee Shop, Go Escape room and education/ learning hub.
Our Brand – Respect The Old, Embrace The New
Despite Abbot House being an old building, it is important that our business is modern and fit for purpose. Part of the SCIO’s objective is to support arts, crafts and heritage skills, therefore our business has an artisan brand. We are looking for a Coffee Shop operator who is able to support our artisan brand through the provision of fresh, local, high quality but good value coffee, drinks and food. Ideally the offer should have a homemade feel, be imaginative and created with a flair for beautiful presentation.
The future of Abbot House depends entirely on its ability to be self-sustaining. The Coffee Shop plays a pivotal role in the success of the project and so it is essential that both management teams from the Coffee Shop and Abbot House work together to create the best possible offer for the local community and visitors alike. This will include providing exemplary customer service, through strong recruitment and training, instilling an ethos of quality to reinforce the Abbot House brand and protect its reputation. It will also include a complimentary/ joint social media presence to ensure the Coffee Shop is regarded as part of the entire Abbot House offer.
The Coffee Shop and seating areas are situated on the ground floor of Abbot House. It has a unique medieval footprint, with many original features including stone fire places, flagstone flooring and vaulted ceilings. The servery area has been fully modernised to give an artisan feel and is serviced by a small prepping kitchen on the 1st floor with a dumb waiter to the ground floor.
The Coffee Shop opens up onto a beautiful walled garden, suitable for year round seating. The upgraded toilet block is also situated in the garden and has been fully modernised, with disabled access and baby changing facilities.
Internal Floor Space and covers
The Coffee Shop on the ground floor consists of 4 adjoining rooms with a total of 52 covers internally, a minimum of 16 covers externally and a total square footage of 105.8 m2 in size plus preparation kitchen on the first floor.
The kitchen and Coffee Shop areas will be accessible 24/7 365 days per week. Opening hours are permitted between 8am-10pm Monday-Sunday. Opening hours are negotiable but expect day time opening minimum 6 days per week including Sunday.
Decoration and Styling
The Coffee Shop will be decorated with an artisan feel but is in keeping with the expectations of a Grade A listed building. No changes or alterations can be made to the decoration. Interior styling should be in keeping with the overall artisan offer.
The name of the Coffee Shop is negotiable but is expected to incorporate Abbot House in the title, e.g. Jo’s Coffee Shop at Abbot House, Abbot House Coffee Shop, Jo’s at Abbot House. All branding should be compatible our existing Abbot House branding and reflect the artisan feel of Abbot House.
Tender Application Process
Stage 1 Please complete the Tender Application Form and return to Abbot House with your Business Plan by 6 April 2022.
Stage 2 Applicants will be shortlisted and invited to meet with a panel of Company Directors and selected Trustees w/c 18th April 2022.
Stage 3 The successful candidate will be notified w/c 25th April 2022.
